Tidak puas hanya dengan membuat style rumah biasa, tim kreatif kami hadir dengan penggabungan style rumah dan villa, yang memberikan kesan elegan dan lega pada aktivitas sehari hari.

Pada tampak depan kami memberikan kesan kokoh pada dua pilar utama, dan penambahan dua teras pada masing masing kamar lantai atas memberikan keleluasaan dan kelegaan. Jika anda telah memutuskan untuk membangun rumah, langkah terpenting setelah menemukan lahan adalah merancang hunian masa depan anda. tentunya bukan hal yang mudah sehingga diperlukan perencanaan yang matang untuk membuat design yang merefleksikan selera sekaligus sesuai kebutuhan dan anggaran. Berikut ini adalah 10 tips untuk membantu anda.


1. Tentukan type rumah anda. Pertama anda harus menentukan tipe rumah yang akan dibangun, karena design rumah sangat beragam. Jika anda telah menemukan design yang anda inginkan, buat daftar prioritas yang anda perlukan. Mungkin tidak semua kriteria bisa diimplementasikan, tetapi paling tidak anda bisa memilih manakah yang paling ideal sesuai keinginan anda. Misalkan anda menginginkan rumah tipe kecil, sedang, besar, villa, atau malah kos-kosan untuk investasi.

2. Buat List kriteria yang diperlukan. Mulailah dengan yang paling utama, yaitu jumlah kamar, kamar mandi, ruang keluarga, susunan ruang makan, teras, sampai ukuran garasi anda.

Setelah list utama ini selesai, lanjutkan perencanaan untuk ruangan. Anda bisa membuat list peralatan yang terpenting. Misalnya kitchen set, audio set, internet dan koneksi telepon, dan sebagainya. Yah asal ntar jangan kebanyakan maunya aja,liat tips no.4..hehe

3. Periksa Dulu Peraturan Daerah Setempat

Pada beberapa lokasi peraturan daerah ini dapat sangat mempengaruhi desain rumah anda secara keseluruhan. Tentunya pengetahuan mengenai peraturan ini dapat menghindari timbulnya masalah di kemudian hari. (daripada kena demo  mulu ntar,hehe..)

4.Cari Desain Yang Sesuai Kantong Anda ;)

Setelah menyelesaikan list kriteria, bandingkan dan sesuaikan dengan budget. Ini merupakan hal yang sulit terutama bagi yang baru membangun rumah untuk pertamakali.Jangan mengalokasikan terlalu banyak dana untuk rumah, ingat juga anda perlu furniture untuk rumah anda. Sebaiknya diskusikan dengan kami desain rumah yang sesuai untuk budget anda.
5. Sesuaikan dengan Lahan Anda
Ingatlah untuk selalu menyesuaikan desain rumah dengan karakteristik lahan anda. Hal ini berguna untuk perencanaan penataan bangunan dan taman, karena tiap lahan sifatnya unik.
6.  Optimalkan Efisiensi Ruangan
Saat membuat gambar perencanaan ruangan, pertimbangkan beberapa hal berikut:

• Buat akses langsung dari garasi ke dapur
• Tempatkan AC atau pemanas ruangan pada tengah-tengah ruangan, untuk menyeimbangkan suhu rumah anda
• Kamar Tidur utama sebaiknya'tersembunyi' untuk alasan privasi dan mengurangi kebisingan
• Pastikan lebar pintu, antar ruangan, dan tangga cukup untuk dilewati  furniture

7. Rencanakan Pengembangan di Masa Depan
Jika anda tidak mampu untuk membangun keseluruhan rumah idaman anda sekarang, rencanakan agar untuk melakukan pengembangan  di masa mendatang tidak hanya memungkinkan tapi juga mudah untuk dilakukan. Anda dapat melakukan pembangunan secara bertahap dan mendahulukan bagian rumah mana yang terpenting. Sebagai contoh anda dapat membangun rumah dengan type smarthouse(lt 1 terlebih dahulu). Kemudian anda dapat melakukan pembangunan upgrade lt 2 pada masa mendatang.
8.  Rancang Desain Interior Rumah Anda. Anda dapat melakukannya dengan menggunakan kertas ataupun home design software. Pertimbangkan juga bagaimana pencahayaan, warna dinding dan lantai di rumah anda. Selain itu  aktivitas yang biasa anda lakukan di rumah akan berpengaruh untuk perencanaan tata letak furniture, ruang keluarga, maupun ruang makan.
9. Jangan Anggap Remeh Cahaya Matahari yang Masuk ke Rumah Anda. Hal ini ditentukan rumah anda menghadap ke arah mana. Tempatkan jendela untuk mendapatkan banyak pencahayaan alami sehingga memungkinkan untuk penghematan energi. Dan jika anda menyukai sunrise atau sunset, anda dapat merancang tempat khusus bagi anda untuk menikmatinya :)
10. Percantik Segala Sisi Rumah Anda. Ingatlah bahwa penempatan jendela dan pintu berpengaruh terhadap tampilan dalam maupun luar rumah anda. Entah anda tinggal di sudut maupun di tengah-tengah perumahan, tampilan sisi rumah anda akan terlihat jelas. Buatlah rancangan tampilan luar dan dalam rumah anda, misalkan dengan mengatur landscape (taman, bunga) maupun secara arsitektur (misalkan tambahan hiasan pada teras) sehingga  anda bisa dengan bangga memperlihatkan rumah anda pada pengunjung.

2. Anda dapat Mengecek Struktur, Plumbing dan Electricity-nya

Kelebihan lain yang anda dapatkan dari membangun rumah dibandingkan membeli rumah jadi adalah anda dapat mengecek keadaan struturnya sebelum rumah itu didirikan, selain juga electricity dan plumbingnya.

Misalnya untuk pembangunan rumah lantai dua, diharuskan menggunakan besi ulir 13, dengan beugel besi 8, kolom kolom besar menggunakan pondasi cakar ayam ( foot plat ) dengan ukuran 1 x 1 meter, dsb…

3. Umur Bangunan

Jangan melupakan bahwa bangunan memiliki umur, bahkan tiap komponennya sendiri memiliki masa masa tenggang tertentu.

Saat anda memutuskan membeli rumah jadi, pastikan bahwa bangunan tersebut tidak terlalu tua untuk anda beli.

Umur bangunan terutama sekali berpengaruh pada bagian cat, plumbing, electricity, lapisan waterproofing, struktur atap ( terutama pada penggunaan kayu ), dan pintu plus jendela. 

4. Desain Sesuai Selera

Desain adalah ‘wajah’ bagi bangunan anda.

Desain yang indah berarti juga ’wajah rupawan’ bagi rumah anda..

Luas bangunan tidak menjamin sebuah bangunan menjadi indah, pada keindahan bangunan terdapat unsur ’balance’ dan ’ kesesuaian’, jika desain rumah anda tidak memiliki unsur tersebut maka keindahannya tidak akan muncul.

5. Kebutuhan Anda Berbeda Dengan Orang lain

Apakah anda memimpian kamar tidur dengan pemandangan view yang indah ala villa di Ubud ? kenapa tidak memasang lebih banyak bukaan dengan kaca bening di kamar anda...atau anda menyukai suasana bar ala bule di Sanur ? kenapa tidak mewujudkannya di rumah anda sendiri...

Seringkali kepuasan terbesar bagi orang yang membuat rumah adalah saat keinginan paling privat dalam diri mereka terwujud, bahkan jika keinginan itu ’nyeleneh’ sekalipun...

Peletakan kolam renang, gazebo, kamar meditasi atau ruang fitness bisa membuat perbedaan berarti pada hunian anda..

Oya, kadang kami juga mendapatkan order berupa renovasi ruang, boleh boleh saja anda berpikir bahwa saat anda membeli rumah jadi anda akan dengan mudah merenovnya menjadi rumah dengan ruangan yang anda inginkan,...tapi percayalah, bahwa itu tidak semudah yang anda bayangkan,...karena harus diingat bahwa kemunculan ruang baru akan selau terbentur dengan struktur masiv yang ada,..seperti kolom struktur, plumbing, atau malah tata letak ruang yang lain...

6. Harga Yang Bisa Dikendalikan

Ketika anda membeli rumah jadi, fokus anda adalah rumah yang sesuai budjet, mungkin saja ada rumah dilokasi yang cocok, dan desainnya bagus, namun jika harganya terlalu tinggi...itu tentu menyulitkan anda...

Dengan membangun rumah sendiri, anda bisa lebih ’cerdas’ dalam mengelola keuangan anda,..bisa saja dengan sistem pembangunan bertahap, atau dengan sistem kredit KPR dengan angsuran ringan. Bisa juga dengan memilih lokasi yang harga tanahnya relatif masih murah, untuk memperbesar dana pembangunan, dsb..

Disamping itu perlu dicatat bahwa, membangun rumah bisa jauh lebih murah daripada membeli rumah sudah jadi,..logikanya adalah, jika anda membeli rumah dari orang lain tentu harganya adalah harga pemborong + keuntungan penjualan kan..

Sedangkan jika anda membangun langsung, maka biaya yang anda keluarkan hanya untuk pemborong saja..

Sebagai contoh rumah kecil type 45 mungkin dihargai 300 juta di perumahan namun jika anda membangun sendiri maka harga tersebut cukup untuk membangun type 100 yang berlantai dua ..!
